Frequently Asked Questions

Straightforward answers about foreclosure, short sales, and what happens next.

What should I do if I'm already behind on my mortgage?
Start by finding out exactly where you stand and what deadlines you're facing. The sooner you address the situation, the more time you generally have to explore possible solutions. We can talk through what's happening and help you understand what options may be available.
What options are there besides foreclosure?
The answer depends on your lender, finances, property and timeline. Possible options can include catching up on the loan, a repayment plan, loan modification, selling the home, a short sale, deed-in-lieu of foreclosure, or other lender-approved solutions. We'll help you understand which paths may apply to your situation.
What is a short sale?
A short sale happens when a lender agrees to allow a home to be sold even though the proceeds may not be enough to pay the full mortgage balance and other approved costs. The lender must approve the transaction and its terms. We help homeowners navigate the real-estate side of that process and communicate with the parties involved.
Will the bank forgive everything I owe after a short sale?
Not automatically. The treatment of any remaining balance depends on the lender, loan documents, negotiated short-sale approval, applicable law and the homeowner's circumstances. That's why the lender's written approval terms are extremely important. Legal and tax questions should also be reviewed with the appropriate professionals.
Can you help if I already have a sheriff sale date?
Potentially, but time becomes extremely important. A scheduled sale does not guarantee that it can be postponed or stopped. If you already have a sheriff sale or auction date, contact us as soon as possible so we can understand the timeline and discuss potential next steps.
Do I have to pay Foreclosure Cincinnati just to talk with you?
No. Your initial conversation with us is free and confidential. We'll learn what's happening, answer the questions we can, and help you understand possible next steps without charging you for the consultation.
Are you attorneys?
No. Foreclosure Cincinnati provides real-estate guidance and assistance related to potential property-sale solutions, including short sales. We do not provide legal or tax advice. When a situation requires legal or tax guidance, we recommend speaking with the appropriate licensed professional.
